What documents are needed to sell and buy a home?

If you are thinking of buying or selling a house or flat, there are documents that you need to prepare and have ready at the time of signing.
 
Do you want a successful sale? Take into account this information about who must provide certain documents:
 
Necessary documents to sell and/or buy a home:
 
If you are the seller:
 
  • Deed
     
  • DNI (Spanish ID) or NIE (Tax Identification Number for non-Spanish) if you are a foreigner.
     
  • Last receipt of Real Estate Tax (IBI) and garbage.
     
  • Certificate of Energy Efficiency (CEE). It is necessary to advertise the home that will then be delivered to the buyer.
     
  •  Certificate of debts with the community of owners (if there is a community). It must be signed by the administrator or the president. The notary will ask for the original when signing the deed.
     
  • Copy of supply contracts (water, electricity, gas) to manage the change of holder’s name.
     
  • Floor plans if you have them. They will be useful for possible reforms and repairs of facilities, walls, etc. If you don't have them, at Hogar Mediterráneo we can manage to find them.
     
  • Certificate of habitability. It is the document that certifies that a home meets the basic conditions to be inhabited.
     
  •  Copy of the latest minutes of the community meeting. If there are anticipated expenses not due at the moment, but already approved, they correspond to the buyer. You should ask the doorman or other neighbors. If there are debts with the community, the buyer will be responsible for those that correspond to the current year and the three years prior to the purchase.
If you are the buyer:
  • DNI or NIE if you are a foreigner.
  • Have the money for the purchase. If you want to apply for a mortgage we help you with the management. Ask us.

The consultation in the Electronic Headquarters of the Cadastre on the cadastral information of the property and the details of the house such as age, surface, etc.
 
The consultation of the tax value of the property, to know the Property Transfer Tax (ITP). This tax assessment is made based on the reference value that will be published by the Cadastre.
